A pleasure to meet you as well. My haus can assist in providing protection in a much more direct nature. I am looking for a permanent location for my ever changing haunted attractions, though.

[Sounds easy enough at least. Bit of research will lead to seeing she's made some mistakes. Deeper research will show those mistakes got fixed and every complaint is now summed up as some people actually being kept awake and saying make sure it's sunny out when you go into one of those damned attractions.]

As the most basic, correct. I would need the land to work with. Supplies, I can handle just fine. If there is an acre to spare, that should suffice to begin with at the very least.
